The index of real estate maintenance costs describes development in the prices of diverse real estate maintenance tasks, such as administration, running and servicing, upkeep of outdoor areas, cleaning, heating, water supply and waste management. To monitor total costs, individual maintenance cost factors are monitored for the index according to a nomenclature of building management tasks. The total costs produced according to the nomenclature can be grouped into maintenance, capital and direct costs. In addition, ground rents and real estate tax are separately identified in direct costs.

Price data collected for other indices of Statistics Finland are exploited for the index calculations. The data on wages are derived from wage statistics.

Statistics Finland calculated time series 1995=100 and 2000=100. The VTT Technical Research Centre of Finland has been calculating its own index series starting from 1978. These indices are chained with changes in the indices calculated by Statistics Finland.
